Location: 1006 Eagle Lake Drive, Lawrenceburg, KY., 40342.  This building is in a prime location just six miles south of I64 at junction Hwy 127/151 and seven miles north of Bluegrass Parkway at junction Hwy 127/151.

Description: This building consists of 31,500’ of space that is climate controlled.  The building is approximately five years old.  It has large restrooms and some office areas.  The measurements are approximately 175’ x 180’.  The sidewalls are 16’ and the center of the facility is 24’.  There is one center load bearing column every 30’.  The facility is a traditional Red Iron building with vinyl back insulation.  The electric is 3-phase 2000 amp.

Site:  The site consists of a total of 4 acres +-, however, more land is available.  Zoning is light industrial.  The parking lot is blacktopped.  There is room to add additional loading docks.  Overhead doors are not installed but can be. 

Utilities: The lines for utilities are as follows:  6” high pressure line for gas, 12” line for water and 8” line for sewer.  Gas is available and currently serves the heat system. 

Utility Providers: The gas provider is Atmos Energy, PO Box 9001949, Louisville, KY., 40290-1949.  The electric service to the building is provided by Kentucky Utilities, PO Box 536200, Atlanta, GA, 30353-6200.  Sewer and water service are provided by Lawrenceburg Water & Sewer, PO Box 290, 100 N Main St., Lawrenceburg, KY 40342.
